Text description provided by the architects. The treatment of the facade constitutes a triumph of architectural prowess, drawing inspiration from the aesthetics of automotive and aeronautical design. The contours of the facade create an infinite textural multiplicity of volumes in which aerodynamics and passive climatic cooling dictate the form. The volumetric multiplicity of the facade forms the terraces of the residential units within the development; each providing refuge from direct solar infiltration. The X storey development is comprised of a ground floor, X parking podiums and a public amenities floor for residents capping the podium levels. The residential floors sit above the podium levels on a subtly curved floor plate with a clear reference derived from the curved boundary of the site. Iconicity is placed at the forefront of the design intent of the project and is seen through the contours of the facade and the bold color palette used to finish the facade. This design strategy was part of the client’s brief, which involved a continuation of the brand’s architectural language established by the property developer across its existing development portfolio.

One of the challenges encountered throughout the design of the project was to provide ample parking for X number of units avoiding any basement due to the high water table at the site, which is located just 50 meters from Dubai’s Jadaf Waterfront. This challenge prompted the architects of the project to stack all of the housing estate’s parking levels above the ground floor on a set of X podiums. This approach presented another challenge, in which the podium levels had to be architecturally treated to avoid creating urban disruption on neighboring sites that did not have as many parking podiums. The architect’s approach was to amplify the height of the levels of the podium by a volumetric treatment that perpetuates the language of the facade. These volumes were given an exaggerated height to elucidate the seriousness of the project and form its relationship to the ground. Moreover, the architectural language of the project created a very clear contradiction with the architectural language established by neighboring projects. This architectural contradiction resulted in a very difficult approval process with the planning authorities.

The construction techniques used in this project included a hybridization of post-tensioned concrete slabs, cast-in-place concrete columns, double-glazed glass curtain walls and a paint finish with an index value of very efficient solar reflection. Other materials such as the gloss black mesh used to wrap the podium levels pay homage to the front grilles of hyper automobiles.

The spatial configuration of the project is designed with a triple-height reception hall on the ground floor, a number X of podium parking floors topped with a pleasure floor accessible to all residents. Above the amenity floor rise X floors of residential floor plates, consisting of one, two and three bedroom units. The floor consists of three-bedroom units at the corners, followed by two-bedroom units near the three-bedroom units. One bedroom units are usually positioned in the middle of the floor plate. This approach lends itself to a commerce-focused strategy to adhere to client specifications, which involved maximizing the monetary value of larger units by giving them wider panoramic views of the line’s most iconic extracts. of Dubai skyline. The top floor of the development features a mix of one, two and three bedroom duplex apartments, being the most upscale unit types in the development.
